Rent a single room or treat yourself to the entire floor, where you can move around undisturbed and discreetly like in a luxurious SM apartment.

For special experiences:
If you are looking for something very special and would like to play completely discreetly in several rooms, you can rent the entire lower floor. A complete BDSM world awaits you here just for you! This floor is completely separate from the regular studio operation and offers the throne room, the hall of mirrors, the bunker, corridors with additional play options, a prison cell and a large bathroom with a whirlpool. An intermediate door provides the necessary privacy. This package can only be booked for the whole day.
For creative projects:
The Bizarrfabrik is also available as a backdrop for photo and film productions.

Our prices and services
Our themed rooms can be hired at any time during our opening hours: Monday to Friday from 11 am to 10 pm and Saturday and Sunday from 11 am to 8 pm. Please note that overnight stays are not possible.
Prices (including statutory VAT):
- Single room
1 hour: 100 €
2 hours: 200 €
Each additional hour: 50 € - Entire floor:
Full day: 800 €
The prices quoted for single rooms apply for up to two people. We charge €50 per hour for each additional person (maximum four people). When booking the entire floor, the price applies for up to four people.
Cleaning:
We expect the rooms and any toys to be left as they were found.
Included services:
The price includes a short introduction to the rooms, the play options and the BDSM equipment. The following consumables are also included:
- Condoms
- Disposable latex gloves
- Lubricant
- Disinfectant spray
- Sheets
- Disposable underpads
- Cleaning agents
We also provide fresh towels, shower towels, shower gel, shampoo, deodorant, mouthwash, brush, hairdryer, bathrobe and slippers.

In addition to the permanently installed BDSM furniture such as gynaecological chairs, St. Andrew's crosses and punishment trestles, we provide you with a set of the following SM toys free of charge:

Non-alcoholic welcome drinks are included in the price. You are welcome to bring your own drinks during the rental period. A spacious bathroom is of course available to you afterwards. Free parking is available directly in front of the studio.

To ensure that the desired rooms are available on your desired day, we strongly recommend that you make a reservation with an appropriate lead time. A deposit of 50% of the rental price is required for this
A spontaneous booking on site is also possible. In this case, you sign the rental contract directly before booking. Please call the studio beforehand on +49 203 4171 5427 to find out whether a room is available on your preferred day.
Legal information and data protection regulations
With the booking you will receive a binding rental contract for the rental on your desired day. For this purpose, it is necessary to record, save and store the tenant's personal data. By concluding the rental agreement, you expressly agree to the storage and retention of the personal data you provide.
Copies of the ID cards of all tenants are made and stored on site. This serves the sole purpose of preventing illegal prostitution and is an official requirement due to the particular sensitivity of studio operations. The documents are stored in lockable folders and destroyed after two years.
Only the management and the deputy have access to these documents. This information is only forwarded to the authorities in the event of concrete suspicion of illegal prostitution
Cancellation conditions for down payments:
If you have paid a deposit, the following cancellation conditions apply:
- Up to 7 days before the rental: If you cancel, we will refund 50% of the deposit. Alternatively, you can use the deposit once for a new date. If this date is also canceled, the deposit will be forfeited.
- Up to 4 days before the rental: If you cancel, we will refund 25% of the deposit. Here too, you have the option of using the deposit once for a new date. If this date is also canceled, the deposit will be forfeited.
- In the event of a cancellation of 3 days or less: In this case, the deposit will be forfeited
Unless otherwise stated in the text above, our house rules, hygiene rules and general terms and conditions also apply to private room rental. Excluded are contents that are aimed exclusively at professional ladies.
On request, a lady from the Bizarrfabrik team can be booked for instruction or to play along. In this case, the booking is independent of the rental contract, and the price and services are determined exclusively in consultation with the respective lady.
Notwithstanding our other terms and conditions, you are permitted to take photographs and film in the booked room for private purposes in the case of private hire. All image rights are yours.
